How We Protect Your Investment Before Construction Begins

Grace Alon Builders

A custom home or a major renovation is a big investment. Protecting that investment starts long before construction, with careful planning, realistic budgeting, informed design decisions, and a clear understanding of what you’re agreeing to build.

At Grace Alon Builders, we use the preconstruction phase to bring those pieces together before work begins. The goal is to make important decisions when there’s still time to evaluate them, refine them, and understand how they impact your project.

Clarity Before Construction Is Part of the Build

The quality of a building experience is shaped well before the first day on site.

During preconstruction, we work through the defining decisions of the project: what you want your home to do for you, how the design supports that vision, what the details will cost, and what needs to be resolved before construction begins.

That’s part of how we build, not simply preparation for the build.

A thoughtful preconstruction process gives you better information earlier, when changes can be worked through on paper instead of becoming questions in the field.

We Start With Your Priorities, Not Just a Set of Plans

Before we get deep into drawings and specifications, we want to understand how you plan to live in your home.

What matters most to you? Where are you willing to invest more? Where would you rather simplify? How should the spaces feel and function every day?

Those conversations give context to the rest of the project. For some clients, we become involved before they’ve selected an architect. Others come to us with an architect, designer, or plans already underway. Either way, our role is to help connect the design vision with the practical realities of building it.

That distinction is important. A successful project isn’t just a beautiful design. It’s a design that can be confidently built around your priorities and investment.

Design & Budget Need to Develop Together

One of the most valuable times to discuss cost is while the design can still be adapted to it.

As plans develop, we evaluate the scope and provide budgeting feedback so you can understand how design decisions factor into the overall investment. If something is pushing the project past the intended budget, the goal is to identify it early enough to have a productive conversation about alternatives.

Sometimes that looks like simplifying one area so you can preserve something more important elsewhere. Sometimes it means reconsidering materials, square footage, structural complexity, or another design decision.

Those conversations are meant to help make deliberate choices about your home, not strip its character. By keeping design and budget connected, we can work toward a project that honors both your vision and the investment you’re comfortable putting into it.

Your Architect & Builder Should Be Solving the Same Problem

A great design team shouldn’t operate in separate lanes. At Grace Alon Builders, we collaborate with architects, designers, engineers, and other professionals during preconstruction so the team can address design intent, constructability, selections, and cost together.

That collaboration helps us:

  • Identify construction considerations while plans are still developing
  • Provide real-world cost feedback as decisions are being made
  • Evaluate details that could affect schedule or constructability
  • Make sure selections, specifications, and design details work together
  • Resolve questions before they become jobsite decisions

The earlier that expertise is brought together, the more useful it will be.

We Make Selections Before They Become Construction Questions

Cabinetry, windows, plumbing fixtures, appliances, flooring, lighting, tile, exterior materials. Each individual selection might seem like one small piece of a much larger project, but together, they have a significant impact on the design, budget, procurement, and construction process.

That’s why we want to make as many meaningful selections as we practically can during preconstruction. Early selections give us better information for estimating. They also give you more time to understand your options and make thoughtful choices rather than letting the pressure of construction drive your decisions.

A Fixed Price Should Be Built on Details

Numbers are only as useful as the information behind them. At Grace Alon Builders, we work toward a detailed fixed-price proposal based on completed drawings, specifications, and as many confirmed selections as can be reasonably made. This helps minimize allowances and replace assumptions with real information wherever we can.

An estimate filled with allowances might appear clear at first, but the actual investment can depend on choices that haven’t yet been made. Once selections begin, those differences can grow.

We prefer to do more of that work before the construction contract is signed. When we present the contract, we review the scope, inclusions, exclusions, remaining allowances, schedule expectations, and payment structure so you understand what the price covers and what could still change it.

Fixed-price clarity isn’t meant to pretend there aren’t still unknowns about the project. It means doing the work required to reduce those unknowns and clearly identify the ones that remain.

What We Work to Resolve Before Breaking Ground

By the time construction begins, the project should be much more than an idea and a preliminary budget.

Depending on your project, preconstruction could include:

  • Detailed drawings and specifications
  • Major material and finish selections
  • Budget alignment and detailed estimating
  • Coordination with architects, designers, and engineers
  • Defining scope, inclusions, exclusions, and remaining allowances
  • Permitting and required approvals
  • Long-lead material planning
  • Construction schedule and payment expectations
  • Preconstruction meetings and project setup

Once you approve the design and pricing, we can move into construction with a much clearer understanding of what we’re building and how we plan to get there.

Plan Carefully, Then Build Confidently

Your home should reflect the way you want to live, but it takes more than a good design to get there. You need a team willing to ask detailed questions, talk openly about budget, coordinate the right people, and work through decisions before construction makes them more difficult or expensive to change.

That’s how we approach preconstruction at Grace Alon Builders. It’s part of our commitment to Life by Design: thoughtful planning first, followed by a building experience grounded in clarity, craftsmanship, and respect for your investment.

Frequently Asked Questions About  Grace Alon Builders’ Preconstruction Planning

Curious about what to expect during preconstruction? Here are answers to some of the most common questions homeowners ask.

What does Grace Alon Builders’ preconstruction include?expand_more

Preconstruction is the planning period that turns your vision into a project that is ready to build. Depending on your project, that can include design coordination, budgeting, selections, detailed estimating, specifications, engineering coordination, permitting, and planning for long-lead materials.

The goal is to resolve as many decisions as we can before construction begins so you have a clearer understanding of what we’re building, what’s included, and what the project is expected to cost.

When should I involve Grace Alon Builders in the design process?expand_more

The earlier we can provide construction and budget input, the more opportunity we have to use that information while the design is still developing. You don’t need to wait until your plans are complete. Involving us earlier means design, scope, selections, and budget can be developed together.

If you already have plans underway, we can review where the project stands and figure out the appropriate next steps.

Can you work with an architect or designer I already have?expand_more

Yes. At Grace Alon Builders, we collaborate with architects and designers throughout preconstruction and construction. We see that collaboration as an advantage. It allows design intent, construction requirements, selections, and budget considerations to be discussed by the people responsible for carrying them forward.

What if I don’t have an architect yet?expand_more

You don’t need to bring us a complete set of plans. If you haven’t assembled your design team yet, that is also a good time to start the conversation. We can discuss where you are in the process, what your project requires, and how the appropriate design professionals can become part of the team.

How do you keep the design aligned with my budget?expand_more
We bring budgeting into the conversation while the design is developing instead of waiting until the plans are complete. As decisions are made, we evaluate how scope, materials, selections, square footage, and design details affect the overall investment. That gives you better information when there’s still time to make thoughtful adjustments.
What happens if the design is coming in above my target budget?expand_more

We want to identify that during preconstruction, not after we’ve started building. If the projected cost is moving beyond your intended budget, we can look at what is driving it and compare the options with your priorities.

That could mean reconsidering certain materials, square footage, structural details, or elements of the scope while preserving the parts of the project that matter to you most. Our goal is to help you make informed decisions about where you want to invest, not just to reduce cost.

How does your fixed-price approach work?expand_more

We work toward a detailed fixed-price construction contract after the drawings, specifications, and selections have been developed enough to support reliable estimating. The goal is to minimize allowances wherever possible so the price is based on a defined scope and real selections rather than a long list of placeholders.

Before the contract is signed, we review the price, inclusions, exclusions, remaining allowances, schedule expectations, and payment structure with you.

Can the price still change after we sign the construction contract?expand_more

It can. While a fixed-price contract establishes the price for the agreed scope of work, that price can still change if you decide to change the scope or if a condition is revealed that could not have been reasonably accounted for in the original contract.

That’s one reason we put so much emphasis on preconstruction. The more decisions we can make and details we can resolve beforehand, the fewer assumptions we need to carry into construction. Any known variables that remain should be clearly identified before you sign.

Grace Alon Builders custom home in Roanoke Metropolitan with elevated deck and stone patio

What Our Clients Think

"Grace Alon removed our 30 yr. old open deck and replaced it with a beautiful new covered deck. The roof line on the house was extended to cover the full length of the deck, giving us much more protection from sun, rain and snow. The roof extension also keeps the concrete area below the deck dry. Andrew Lee (the general contractor) and his subcontractors did a nice job and we're completely satisfied with the results."
