From Concept to Completion

Building or remodeling a home should be exciting, not stressful. At Grace Alon Builders, we’ve crafted a structured, professional approach designed to remove uncertainty, reduce stress, and clearly guide you from initial concept to final walkthrough. Our design-build method ensures meticulous planning, transparent pricing, and detailed communication at every step.

Our Design-Build Process

Initial Contact & Discovery

Our process begins with a friendly conversation about your goals, needs, and overall vision for your custom home or remodel. We’ll discuss your ideal timeline, investment, and project feasibility to ensure we’re aligned from the start. We also uncover where you are in relation to purchasing land and design plans. This initial dialogue helps establish clear expectations, determine fit, and lay the groundwork for a productive relationship.

Site Visit & Feasibility Review

We conduct an on-site visit to the lot (if already purchased) alongside the architect and/or designer if design and construction plans are required. During this visit, we assess critical site conditions such as topography, access, utilities, zoning, and any environmental restrictions. We also explore your vision for the home—discussing lifestyle, needs, desires, and long-term goals. Our team researches local building codes, zoning regulations, and HOA requirements, and identifies the necessary permits and approvals. If land has not yet been purchased, we offer expert site selection assistance to help you find a property that supports your vision and aligns with project goals.

Pre-Construction & Preliminary Pricing

At this stage, we determine whether you're moving forward with existing plans or need design support. We’ll also revisit your goals, design preferences, and overall project scope to ensure alignment. While this phase doesn't involve a formal written cost proposal, we provide a general verbal price range based on what we’ve learned during our initial conversations and site visit. This helps set early expectations and keeps the process transparent without locking in final numbers prematurely.

Design Agreement & Planning

At this stage, we formalize the partnership with a pre-construction services agreement. Our collaborative design phase begins, involving skilled architects, designers, and engineers to develop detailed plans tailored specifically to your needs. This ensures a precise and thoughtful design process that keeps your project on track and within your investment range.

Final Design, Selections & Pricing

We walk you through selecting the critical materials, finishes, and fixtures early in the process. Unlike many other builders, we minimize allowances, providing a clear, fixed-price proposal based on your actual selections. This approach reduces surprises and ensures total transparency, giving you confidence as construction approaches.

Contract & Construction Preparation

Once we finalize your design, selections, and pricing, we present a detailed, fixed-price construction contract outlining timelines, inclusions, and payment schedules. After your approval, we handle permitting, order long-lead items, and schedule all necessary preparations. You’ll be introduced to our project management software, BuilderTrend, keeping you informed and connected throughout construction.

Construction & Beyond

With meticulous planning complete, construction begins. Our experienced team manages every detail, providing regular updates and answering your questions as the project progresses. Upon completion, we carefully walk you through your new or renovated home, ensuring every aspect meets your expectations. Our commitment to exceptional quality means the relationship continues long after your project is complete.
